I live in a small rural town (less than 4000)that is getting read to go through some major changes. Two theme parks and buidling a 20 mill dollar new public school.I would like to hear some business ideas that meet the following criteria.

1. Small start up investment less that 10,000
2. I teach so I could work part time in school year and full time in summer
3. My customers could be the construction workers that will be locating here or tourist that will visit theme parks or new residents to this area.

I already have a small canoe rental business.
Have access (do not own) to about 500 acres of land that is less than 5 miles from theme parks and new school.

1. My customers could be the construction workers - what they need daily?
2. tourist that will visit theme parks - what the interested in when they visit the parks. ( Because you will have full time in summer or saturday and sunday. Tourist should be your better customers.)

You lucky thing!! TWO theme parks and a big construction project. You are a lucky lad!

Sell them food, it's the fastest, easiest way to make money. You only have $10,000 so you'll need to get more money to get a food van or rental premises to sell food.

How well does the canoe rental business do? If it's making a good profit you could sell it to get money to cater to the theme park people.

I will check on a vendor license. Maybe one of those deals where I drive to construction site and provide lunch.

soft serve ice cream or yogurt
souvenier shop inside your canoe rental
local artisan consignment shop
"My town built a 20 million dollar school and all I got was this crummy T-shirt" shirt store.

Definitely get a large sign and put it outside the theme parks, or as close as you can get to them and advertise your canoe rental business. See if you can improve that business.

As you've got two theme parks that means a lot of people coming into your town. Find the highways that they mostly come in on and look around for a business that you can set up/buy along their path and sell ice cream/other food.

How many people are expected to come into the theme parks every year?

I'm not sure what the deal is with the 500 acres of land but it might be a good idea to put in a KOA type RV-park/campground. Since you are free in the summer you would be able to manage it durning the busy season. I know when I was a kid we hauled the camper trailer around with us all summer when we went on vacation to amusement parks and such and sometimes it was tough to find a place to stay. Not sure if you could do it for the money you have but you might be able to start small with just a few spots and expand as business grows.

I think that drinks are even better because people drink more than they eat.
Plus, it's less difficult to produce. Plus, theme parks make dry throats

An idea would be to take a franchise with a company that would let you install vending machines in the area. You'll just have to refill the machines.

I have heard they are expecting between 1 and 2 mill a year. Not sure about that.
The 500 acres is family land. I do not own but could use. Probably would not want to put any permanent structures there but had thought about the camping.
The theme parks will have condos for guest to stay in. I think they will try to keep guest in the parks and provide most everything, food, shopping, golf etc from within the park. I would think the guest may travel form one location to the other park( about 2-3 miles apart).
Keep the ideas coming. This could get very interesting. There is a local church that is starting a construction project that will run into the Millions.
