escalator clause

Default escalator clause

Hello!

I have a commercial piece of property that currently has an escalator clause tied to the Consumer Price Index (CPI). Needless to say, the value of the property has grown substantially more that the CPI over the last few years.

Question: In renegotiating the lease, what would be a better, more representive, index to tie the escalator clause to?
